Thank you to everyone who took part in our public consultation on proposals for Goldsworth Road Industrial Estate.
Safestore has made significant changes as a result of feedback from the community, which you can read more about below.
Industrial units on the northwestern part of the site

Safestore’s initial scheme, which we consulted the public on in August 2025, proposed retaining the currently unoccupied industrial units located on the northwestern part of the site. These would be accessed via a gate on Mabel Street.
In conversation with site neighbours during our consultation, residents expressed concerns that retained units would encourage traffic from industrial units along a residential street, in close proximity to the nearby Goldsworth Primary School. Residents queried if the units on this part of the site could be demolished.
Following close engagement with site neighbours, Safestore has revised its plans to remove these industrial units. Safestore will instead provide additional landscaping on this part of the site, creating a space with benches that will only be accessible to Safestore employees as well as occasional access for the maintenance of the substation.
These changes have been welcomed by residents, including many of those from Mabel Street who live closest to this part of the site and have signed a joint letter of support for Safestore’s application.

The access point on Mabel Street will be retained to allow for occasional maintenance of the substation on-site. There will be a small amount of car parking accessed via this entrance that will only be used by employees, which is in addition to the car parking spaces to the east of the site.
The revised plans would further limit the very low level of traffic the facility is expected to generate on Mabel Street, with Safestore customers only being permitted to use the dedicated entrance on Goldsworth Road.
The existing timber fence beside the access point at Mabel Street will be removed, which will allow a wider footpath on Mabel Street for pedestrians, and will be replaced by a more secure metal fence.
Landscaping and biodiversity
Following feedback received at consultation, Safestore has updated its landscaping plans for Goldsworth Road Industrial Estate.
Safestore's proposals will include additional landscaping around the site. The proposals target an increase of over 30% to the biodiversity of the site, known as biodiversity net gain (BNG), which is more than triple the UK Government requirements.
Removing the existing industrial units on the northwestern part of the site (as outlined in the sections above) and creating a landscaped area off of Mabel Street. Following discussions with residents on Step Bridge Path, Safestore will plant a combination of bushes and smaller trees on the northeast boundary of the site, rather than the trees shown at consultation.Contact us
